We are seeking a Vice President, Global Land Negotiations to join American Tower’s Property Management organization’s Land Negotiations team, which is responsible for all global land acquisition and lease negotiation efforts across the company’s real estate portfolio. Day to day you will develop and execute negotiation strategies that secure favorable terms, mitigate risks, and drive long-term value across more than 150,000 sites in over 20 countries.
As Vice President, you will manage complex, high-volume lease and land purchase negotiations, partnering with Legal, Finance, and Operations teams to ensure alignment with business strategies and financial objectives. Additionally, you will oversee the performance and compliance of negotiation vendors and lead the development of innovative approaches to landowner engagement, service agreements, and emerging regulatory issues. This is a highly strategic role, requiring industry leading negotiation tactics, analytical skills, and the ability to navigate ambiguity in dynamic environments.
In support of the company’s global efforts and transformation, you may also be required to function, on an interim basis, as a Regional Lead for Property Management in at least one operating region, including Africa, Latin America, Europe, and the United States. These dual responsibilities would require you to effectively drive progress on Global Land Negotiations’ strategies while ensuring the seamless operational execution of property management functions in an assigned region.
What You Can Offer Us
- Lead the strategy and execution of global land negotiations, including land purchase buyouts, lease renewals, and complex collocation contingencies across diverse markets and regulatory environments.
- Develop and implement negotiation frameworks and playbooks to standardize and scale best practices across global teams and external negotiation vendors.
- Collaborate with Legal and Finance teams to ensure contracts align with regulatory requirements, internal policies, and financial targets.
- Drive cross-functional alignment on negotiation strategies for emerging opportunities and risks, including product innovations, regulatory changes, and land aggregator activities.
- Lead complex negotiations for customer contingencies, including consents, ground expansions, and service agreements requiring coordination across internal stakeholders and external partners.
- Provide strategic oversight of Global Land Negotiations vendor management, including performance evaluations, cost and volume benchmarking, and commission validations, to uphold rigorous standards and drive accountability.
- Define and maintain negotiation parameters to ensure alignment with financial models and investment objectives set by the Finance department.
- Collaborate with the broader Global Property Management functions to ensure negotiations support broader portfolio strategies and site optimization goals.
- Establish and monitor key performance metrics related to negotiation outcomes, vendor performance, cost savings, and risk mitigation.
- Prepare and present regular updates to senior leaders, providing insights and recommendations to support strategic decision-making.
- Lead, develop, and manage a high-performing team, providing direct and indirect leadership to drive collaboration, growth, and strategic execution across global functions.
- Ensure compliance with all global regulations, contractual obligations, and internal governance processes.
- As needed, support the Property Management organization’s global efforts as a Regional Lead, ensuring continuity of services and alignment with enterprise-wide global transformation goals.

What You Need to Succeed
- Bachelor’s degree in Real Estate, Law, Business Administration, or a related field required.
- MBA or similar relevant advanced degree preferred.
- A minimum of 15 years of real estate negotiations, contract management, or land acquisition experience required, at least 5 years of which was in a global leadership capacity.
- Communications infrastructure, REIT, or large-scale asset-intensive industries experience required.
- Third-party vendor management, performance review, and contractual compliance experience strongly preferred.
- Track record of leading complex, high-volume lease and land negotiations with multiple stakeholders across international markets.
- Ability to execute and lead, in a complex, multi-country portfolio, high-volume lease and land negotiations with multiple stakeholders with measurable business impacts.
- Excellent leadership, communication, and stakeholder management skills, with a track record of influencing high-performing teams across functional and regional boundaries.
- Strong understanding of real estate laws, regulatory frameworks, and financial levers related to land transactions.
- Approximately 25–30% travel may be required to support the position’s responsibilities.
- Strong organization, planning, and project management skills; ability to prioritize tasks for yourself and a team to meet requirements and deadlines.
- Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.
- Strong leadership skills; ability to drive and motivate a team to achieve results.
